Alexandria's newest district: condominium towers, offices, and a federal campus around the Eisenhower Avenue Metro, built on former rail yards a walk from Old Town.

Carlyle and Eisenhower East are the newest parts of Alexandria: condominium towers, offices, a federal campus, and the city courthouse, built from the late 1990s onward on what were rail yards, around the Eisenhower Avenue Metro station.

The district

Carlyle holds the mixed-use core around the federal campus and courthouse, with condominium buildings, offices, and hotels. Eisenhower East, further east, is newer and still filling in. Along Eisenhower Avenue, offices, hotels, and older industrial uses sit among the arriving residential. West, Cameron Station is an established 1990s community and a different market. North, the historic grid of Old Town begins within walking distance.

Against Old Town

Newer buildings, structured parking, lifts, and amenities, at a lower price per foot — against Old Town’s historic streets and character. Old Town is a fifteen to twenty minute walk north, which is much of the appeal. Buyers who want the location without the constraints of an 18th-century house frequently end up here.

The fees, and the documents

Fees are substantial because they fund lifts, garages, staff, and in some buildings concierge and fitness facilities. On any unit:

  • Get the fee and its inclusions in writing.
  • Ask whether parking is separate and whether a space is deeded.
  • Read the reserve study.
  • In newer buildings, ask about any developer transition issues.

It is not finished

Eisenhower East has sites at every stage between approved and built. Expect changing views, construction noise, and an incomplete street environment for some years yet.

If you are buying for a view or for quiet, ask what is approved on the adjacent parcels. That single question separates a good purchase here from a disappointing one.

Getting around

Eisenhower Avenue on the Yellow Line sits in the middle of the district; King Street–Old Town is a stop north with Amtrak and VRE. I-495 is immediately south, Route 1 close, Reagan National about ten minutes.

Buying or selling here

Buyers should read the condominium documents before the finishes and find out what is going up next door. Sellers should lead with the walk to Old Town and the Metro, and be specific about parking — a deeded space is worth naming in the first line.

Alexandria City Public Schools serves the whole city, with Alexandria City High School as the single comprehensive high school across its campuses. Elementary and middle assignments vary by address and ACPS has redistricted as enrollment shifted. Confirm the current attendance area for a specific address with ACPS.

Commuting

The Eisenhower Avenue station on the Yellow Line sits in the middle of the district, with King Street–Old Town a stop north and Amtrak and VRE there as well. I-495 and the Capital Beltway are immediately south, Route 1 is close, and Reagan National is about ten minutes. Old Town is a fifteen to twenty minute walk or a short bus ride.

Market

This is an almost entirely condominium market built from the late 1990s onward, at densities Alexandria has nowhere else, on land that was rail yards. Prices per foot sit below Old Town while offering newer construction, structured parking, and building amenities. Condominium fees reflect elevators, garages, and staff. The district is still filling in, so buyers are purchasing into an unfinished streetscape as well as a finished building.
