Reston, Virginia

Reston was designed as a whole before the first house was built, and it still shows. Robert E. Simon laid the community out in 1964 around a simple idea: people should be able to live, work, and spend their free time in the same place, with nature woven through all of it. Sixty years on, that means a community of roughly 60,000 people with more than 55 miles of paths, four lakes, a dozen-plus pools, and a real downtown, all inside unincorporated Fairfax County.

Villages, clusters, and the Reston Association

Reston is organized into village centers, each with its own shopping center, and within them into clusters, small neighborhood associations of a few dozen homes that manage their own streets, parking, and grounds. Over everything sits the Reston Association, which owns and maintains the shared land: the paths, lakes, pools, tennis courts, and wooded common areas that give Reston its character.

Practically, that means many Reston properties — most townhouses and condominiums, and some other homes — carry two sets of governing documents and two assessments on top of RA’s design covenants. Detached houses that sit outside a cluster are often subject to RA alone. Ask which applies to a specific address. It also means the paths behind a house connect to a network that reaches every part of the community without crossing many roads.

The villages

Lake Anne came first, and its modernist plaza on the water is now a National Register historic district. Condos and townhouses surround it, and the Saturday farmers market is one of the area’s best known. North Point, in the north along Reston Parkway, is established single-family and townhouse territory near Route 7. South Lakes, below the Toll Road, wraps around Lake Thoreau and Lake Audubon and includes the high school of the same name. Hunters Woods, to the southwest, is wooded and residential, with the Reston Community Center at its heart. (Tall Oaks, the fifth village center, has been redeveloped as housing.)

Reston Town Center

The Town Center is what sets Reston apart from most of Fairfax County. Built out from the 1990s, it is a genuine urban core: office towers, restaurants, a cinema, shops, and a growing number of high-rise condos and apartments around a central plaza. The Reston Town Center Metro station opened in 2022, and the area around it is still adding buildings. For buyers who want to walk to dinner and take a train to work, this is the part of Reston to look at; for buyers who want a yard and trees, the villages are.

Getting around

The Dulles Toll Road cuts through the middle of Reston, and both Metro stations sit in its median: Wiehle–Reston East (2014), with a large commuter garage, and Reston Town Center (2022). Reston Parkway, Wiehle Avenue, and the Fairfax County Parkway carry north–south traffic; Route 7 runs along the northern edge; Dulles Airport is about ten minutes west. The W&OD Trail also passes through, linking Reston to Herndon, Vienna, and beyond by bike.

Schools

Reston is in Fairfax County Public Schools. Most of the community feeds South Lakes High School, with some northern neighborhoods assigned to Herndon High School. Because boundaries follow cluster lines rather than obvious streets, the assignment for a specific address should always be confirmed with FCPS.

Buying or selling here

Reston’s range is its defining feature: a 1970s garden condo, a lakefront contemporary, and a new Town Center high-rise unit are all “Reston.” Buyers should decide early which Reston they want, walkable urban or wooded residential, since the two sit a mile apart but feel entirely different. Sellers benefit from knowing exactly how their cluster and RA amenities compare, because buyers in Reston tend to be shopping the community as much as the house.
