Cascades and Potomac Falls

North of Route 7 in eastern Loudoun County are several large planned communities that share Sterling’s mailing address and very little else. Together they hold more people than most of the county’s incorporated towns.

The communities

Cascades is the largest: a 1990s planned community off Route 7 with pools, trails, and a mix of single-family homes and townhouses under one association. Countryside, built in the 1980s, is its northern neighbor with its own association, pools, and path network. Potomac Falls runs toward the river and holds the high school. Lowes Island occupies the peninsula at the Potomac, with golf-course frontage, larger houses, and river views — the top of the local range.

Sterling, but not Sterling Park

All of this carries a Sterling address, and buyers searching Sterling will see it mixed in with Sterling Park south of Route 7 — which was built decades earlier to a different pattern. The two differ on school assignment and on price. Knowing which side of Route 7 a listing is on is the first useful filter.

Associations, sometimes two

Assessments fund pools, trails, tot lots, common grounds, and in places community centers, and they differ between Cascades, Countryside, and the smaller neighborhood associations. Some homes sit under two. Establish which apply to a specific property, and what each provides, before comparing monthly costs.

Algonkian

At the northern edge, Algonkian Regional Park occupies a large stretch of Potomac frontage with a golf course, a water park, a boat launch, and cabins. It is the area’s main public amenity and permanently protected, which fixes the northern boundary of the market.

Schools

Loudoun County Public Schools, largely the Potomac Falls High School pyramid with some addresses assigned elsewhere. Confirm the current attendance area for a specific address with LCPS.

Getting around

Route 7 along the southern edge, with the Dulles Toll Road and Fairfax County Parkway close and Route 28 west. The Silver Line’s Ashburn and Loudoun Gateway stations are roughly fifteen minutes — drive-and-park distance rather than walking. Dulles is about the same.

Buying or selling here

Buyers should sort listings by which side of Route 7 they are on, then by association, then by school. The housing stock is largely 1980s and 90s, so mechanical age is the substance of the inspection. Sellers should be explicit about which associations apply and what the assessments cover — in a market where buyers are comparing several similar homes, an unclear fee picture loses offers.
