Lorton, Virginia

Lorton sits in southern Fairfax County where the I-95 corridor meets the Occoquan River and the Potomac. It has more parkland and water frontage than most of the county, a commuter rail station, and an unusual history: for most of the 20th century, the District of Columbia ran its prison here.

Laurel Hill

That history produced Laurel Hill. After the DC Workhouse and Reformatory closed, the county redeveloped the land into new single-family and townhouse neighborhoods, a golf course, parkland, and trails. The restored historic buildings became the Workhouse Arts Center, now studios, galleries, and performance space. Most of Lorton’s newer housing is here, and it is the part of the area that has changed most in the last twenty years.

The rest of the area

Spring Hill and the communities around Lorton Station hold townhouses and condominiums near the VRE station and Route 1 — generally the most attainable inventory. Crosspointe, off the Fairfax County Parkway, is an established planned community with pools and lakes. South and east, Pohick Bay, Gunston, and Mason Neck run toward the Potomac, with larger wooded lots and, in places, real water access.

Parks and water

This is the outdoor corner of Fairfax County. Pohick Bay Regional Park has a marina, campground, pool, and golf course. Mason Neck State Park and the Elizabeth Hartwell Mason Neck National Wildlife Refuge occupy the peninsula and are well known for bald eagles. Occoquan Regional Park sits on the river, and Gunston Hall, George Mason’s 18th-century home, is open to visitors.

Getting around

I-95 runs through with the Fairfax County Parkway crossing it and Route 1 to the east. The Lorton VRE station runs weekday trains on the Fredericksburg Line to Alexandria and Washington Union Station; Franconia–Springfield Metro is a short drive north. Amtrak’s Auto Train terminal is here as well, carrying passengers and their cars to central Florida. Fort Belvoir borders the area and is one of the region’s largest employers.

Schools

Fairfax County Public Schools serves Lorton, generally through the South County High School or Hayfield Secondary pyramids. Boundaries in southern Fairfax have been redrawn as new schools opened, so the assignment for a specific address should be confirmed with FCPS.

Buying or selling here

Lorton offers newer housing at prices below closer-in Fairfax, with the trade-off of a longer commute unless VRE fits your schedule. Buyers should weigh station proximity, school pyramid, and — for the southern neighborhoods — how much the parks and water access matter to them. Sellers should know whether their buyer pool is Fort Belvoir, commuters, or buyers drawn by the newer construction, because each values different things.
