Montclair is unusual for Prince William County: a community organized around a private lake rather than a highway. It sits off Route 234 in the southern half of the county, was built out from the late 1970s through the 1990s, and is sold almost entirely on what it offers inside its own boundaries.

The lake

Lake Montclair is private to the community’s property owners, with two beach areas, boat access, and fishing. That privacy is the point, and it is what the association assessment pays for. Lakefront and lake-view homes are a clearly separate sub-market from the interior streets.

The communities

Waterway Drive is the main road, with the shopping center, the library, and most neighborhoods off it. The streets nearest the water and the beach clubs sit at the top of the local range. Around the Montclair Country Club golf course are 1980s and 1990s single-family homes. The interior Woodland and Fairway sections hold colonials and split-levels on wooded lots, and Cardinal Crest and the northern edge run into the neighboring Ashland community.

Fees, plural

Two costs deserve separating before comparing homes. The Montclair Property Owners Association assessment covers the lake, beaches, pools, trails, courts, and common grounds. The country club is operated separately, so golf membership is its own expense. Ask which apply to a specific property, and what each provides.

Getting around

Route 234 (Dumfries Road) runs along the edge and reaches I-95 at Dumfries in a few minutes, with the express lanes north from there. There is no station in Montclair; Rippon, Woodbridge, and Quantico VRE are each a drive away. This is a long commute to the District or Arlington, and it should be driven at the real hour before anyone commits to it.

Buying or selling here

Buyers here are choosing amenities over commute, which is a legitimate trade but worth making deliberately. Read the association documents, separate the club costs from the association costs, and pay attention to the mechanical age of a 1980s or 1990s house. Sellers should price against their own part of the community — lakefront, golf course, and interior streets are three different markets under one name.

There is no station in Montclair; the Rippon and Woodbridge VRE stations and the Quantico station are each a drive away, and the I-95 express lanes and commuter lots handle much of the peak load.

Montclair is an association community of homes built mostly from the late 1970s through the 1990s, sold on its amenities rather than its location: a private lake with beaches, a golf course, pools, trails, and courts. Lakefront and lake-view properties are the top of the market. Homes of this vintage are generally on their second roof and HVAC system, so inspection findings tend to concentrate there.
